Planning Permission Granted for Steading Conversion, Occumster, Caithness

We have succesfully obtained planning permission for a steading building at Old Torraviach in Occumster, Caithness.

The client requested that we design an individual, characterful, sensitive conversion that would serve as his home upon retirement. 

The conversion has been designed as a one and a half storey building with traditional cues such as a pitched roof.

The entrance to the dwelling is on the south fa?ade of the building and is announced by a full height vertical glazed section. This glazed section acts as a ‘welcoming lantern’ and projects beyond the face of the existing stone wall serving as a storm canopy protecting the entrance.

Orientated to the south this glazed area serves to improve passive solar gain through the day and its central location on plan is ideal for the
distribution of passively gained heat to dissipate to the rooms either side.

The space will also serve as a central passive ventilation stack providing a natural ventilation route for the house. The area will fill the centre of house with natural light and create an attractive and open entrance hall.

Openings in the north elevations have been kept to a minimum in order to maximise thermal efficiency of the dwelling.

Velux windows to the bedrooms, either side of the ridge will provide light and natural through ventilation to the bedrooms.
Our client was keen to adopt materials typical of the rural and agricultural vernacular with low maintenance, sustainability and longevity also being key factors.

The walls of the additional half storey will be clad in locally sourced Scottish larch. The combination of existing stone and natural Scottish larch cladding helps to break down the visual mass of the building.

A standing seam preweathered zinc roof has been proposed acknowledging the existing profile sheet metal roof and traditional rural vernacular of metal roofing.
