Residential and Retail Development, Tranent, East Lothian

Jefcoate Anderson Architects Ltd was appointed in 2006 to design a mixed use commercial and residential development on Tranent High Street. The scheme consists of the following elements;

Significant refurbishment works to the existing office and retail unit the High Street to create 3 no two bedroom flats at first floor level and retail space at ground floor level

13 new build two bedroom flats

Communal ‘courtyard’ garden and car parking spaces.

The flats are housed in 2 and 3 stories blocks which wrap around the north west and south west edges of the site forming a protective wall between the garden deck and the public car park and vennel beyond. The south east boundary has been left open thus providing sunlight to the courtyard for much of the day.

Due to the limited size of the site we have utilised the natural dip in the level of the site relative to the surrounding levels and created a raised garden deck. This deck serves several purposes; it maximises the area of amenity space available,  separates the amenity space from traffic and parking areas below creating a pleasant and safe environment for users, and raises the ground floor accommodation half a storey above ground level providing privacy from pedestrians using the close.

The development will be contemporary using details such as the composition of window openings and materials to create architecture that is distinctive, innovative and responsive.

Materials for the new build are taken from a simple palette as follows;

External Walls - timber frame construction to be finished externally with proprietary self coloured render, fibre cement panels and blue brick

Roofs - zinc standing seam roofing

Windows - anthracite grey aluminium framed double glazed unit’s

Rainwater goods - mill finish aluminium rainwater goods.

The communal deck is to landscaped with lawn, paving, gravel, some shallow root planting to define private external areas and some climbing plants to grow up the south east boundary wall. There are several punctures through the deck in which trees will be planted at the car parking level and rise up through to the deck level.

The proposals will help to create a much enriched environment than what exists at present.

Planning permission was granted in 2008 and our client is currently seeking a developer for the site.
